  • Door reverses before closing: often the safety photo eyes are dirty, knocked out of line, or something is in the beam.
  • Opener hums, door doesn’t move: could be a broken spring (the opener can’t lift the door alone) or a stripped gear.

Do I need a license or permit to install a garage door opener in Texas?
Texas DPS says installers who only install garage door openers don’t need a DPS license, unless the opener ties into an alarm or monitoring system. For permits on a new electrical circuit, check with City of Lubbock Building Safety.
Why does my door go back up when it’s almost closed?
Most often the photo eyes near the floor are blocked, dirty or misaligned. Make sure both little lights are steady, wipe the lenses, and check that nothing is in the doorway. If it keeps happening, have it checked.
Can a new opener fix a door that’s hard to open?
No. If the door is heavy or binds, the problem is usually springs, cables or tracks. A new opener on an unbalanced door wears out fast.
